Building A Quaker Home on Your Lot - Step-By-Step

Here are the step by step procedures for building a Quaker Custom Home on your own lot: 

  • Select your home from our current designs or bring us your custom plans.
  • Write sales contract and make initial deposit.
  • Apply for financing, if necessary.
  • Meet with your sales agent to discuss changes, additions or modifications to your home design.
  • Review options and make product selections.
  • Quaker will coordinate with a Civil Engineer to create your site plan.
  • If you have an existing house on your lot, contact utility companies (gas, electric, sewer, water, cable & phone) to disconnect these services.
    • Quaker will make application for a demolition permit upon receipt of disconnect letters from the appropriate utility companies and any applicable fees required from you.
    • Select a demolition contractor to do the demo work.
  • Quaker will coordinate submission of a permit package upon receipt of applicable fees and information required from you.
  • If your lot is served by public sewer and water, contact the appropriate authorities for applicable fees and a written list of their requirements for a new connection.
  • If your lot is on well and septic, contact the county health department for permit requirements.
    • Contract with a well and septic contractor for these services.
  • Contract with an excavation contractor to perform excavation.
  • Meet with your sales agent to review contract, house plans, and finish schedule (selection sheet).
  • Attend a Preconstruction Meeting with Quaker’s Vice President of Construction, your Project Superintendent, our Controller, Contracts Manager, Designer and your Sales Agent.  We will cover everything related to your home construction from this point forward through final delivery.  It is an open meeting in which you will be provided an opportunity to have any remaining questions or concerns addressed.
  • Construction of your new home will begin upon issuance of a building permit and receipt of all required deposits.
  • A schedule will be issued after carpentry begins, projecting dates through completion.
  • Attend a comprehensive Pre-drywall quality control walk through at your home.  At this time we want to review the construction of your new home to ensure that all of your contract options are either present or prepped for and that the house is per your architectural plans.  We will verify the placement of such items as overhead lights, fans, electrical switches, structured wiring items and shelving layout in your master bedroom closet.  This meeting is extremely important as it is the last time you will see most of the structural elements of the interior of your home before drywall.
  • The final schedule for completion of your home will be issued at drywall.
  • Attend a Pre-settlement Inspection and New Home Orientation approximately one week prior to the completion of your home with ProHome, Quaker Homes’ warranty management team.  ProHome will contact you approximately 2-3 weeks prior to the completion of your home to make this appointment.  You should allow 2-4 hours for this meeting.  ProHome will systematically take you through every detail of your home, explaining how things work, pointing out where things are, and answering any questions you may have.  ProHome will explain our procedures for completing any items noted at this meeting as well as how all future inspections and warranty issues are handled.
  • Contact ProHome 30 days after your settlement to submit your request for warranty service and schedule your 30 Day Walk-Through.  A ProHome representative will visit your home and view the warranty requests.  Quaker’s warranty service technician and relevant subcontractors will perform the required repairs on your home.
  • Contact ProHome again at 11months after your settlement to submit your request for warranty service and schedule your 11 month Walk-Through.  A ProHome representative will visit your home and view the warranty requests.  Quaker’s warranty service technician and relevant subcontractors will perform the required repairs on your home.
